Why layout decisions matter more than finishes, and how to find usable space in a home you already own.

Approvals get a project through the council. Design decides whether the finished space is good to live in. The best results come when the two are considered together rather than in sequence.

Architectural design is about how the whole scheme works: how light moves through the rooms, how spaces connect, and how the new work sits with the existing building. Getting this right early avoids expensive changes later.

Space planning focuses on making every square metre earn its place, the flow between rooms, storage, and how furniture and daily routines actually fit. It is often where the biggest gains hide, especially in extensions and conversions.

Interior design then ties it together: finishes, fixtures and detailing that match how you want the space to feel. For commercial premises, it also means a layout that works the way the space is used day to day.

Layout before finishes

Most homes lose square metres to circulation, badly placed doors and dead corners. Space planning recovers them on paper, which is free, rather than by extending further, which is not.

  • Build storage into the structure rather than adding furniture later

  • Set furniture positions before fixing sockets and lighting

Coordinating design with approvals

Window positions, rooflights and ceiling heights all appear on the planning drawings. Deciding them at design stage rather than after approval avoids amendments, which cost time with the council.
